RENTAL AGREEMENT
RESTRICTIONS
Violation of any of the following restrictions is considered a material breach of this RENTAL AGREEMENT and will result in expedited eviction and forfeiture of any monies paid:
• Absolutely NO PETS!
• No campers, RV’s, mobile homes or tents
• No grilling allowed on porches or decks
• No “house parties”
• Number of guests on premises not to exceed maximum occupancy of property at any time (including day visitors).
Maximum occupancy is STRICTLY enforced. Exceeding the stated occupancy will result in rental termination and NO REFUND will be made
• No use of property for any purpose that violates any criminal law
• No assignment or subletting
• NO SMOKING or VAPING!
Any evidence of smoking in the unit will result in a fee charge up to $500.00 and is cause for immediate eviction and forfeit of all rents paid.
CANCELLATIONS
60 Days prior to reservation is 100% refund; 60 - 30 days prior is 50% refund; Less than 30 days no refund.
TRANSFERS
Once a reservation has been confirmed, any request by tenant to transfer to another property will be treated as a cancellation and subject to the policy stated above. We reserve the right to transfer your party to another property should your reserved unit become unavailable. If, at the designated time of arrival, we cannot provide the property in a fit and habitable condition or substitute a reasonably comparable property in such condition, we shall refund all payments made by the tenant.
MAINTENANCE
Crystal Shores agrees to maintain in good and safe working order – and to reasonably and promptly repair – all electrical, plumbing, heating and cooling equipment and other major appliances in each rental property. Any failure of such equipment should be reported to our office immediately. Repairs will be made as soon as possible, but no refunds will be issued.
CLEANING AND DAMAGES
Each rental is cleaned and inspected upon departure. The cost of cleaning is $50 which will be added to the rent. Tenant is responsible for washing dishes, discarding all food and emptying trash (please follow Departure Check-List posted in each unit). Any damages found will be charged to the name that appears on the Rental Agreement. To ensure that the proper party is held responsible, please notify our office of any damages found at Check-In.

HURRICANE EVACUATIONS
In the event that a hurricane threatens our coast, the following policy will be followed: If Carolina/Kure Beach is placed under a
MANDATORY EVACUATION ORDER and you must leave the beach and interrupt your vacation, you will be given a refund of the prorated rent for each night that you are unable to occupy the property due to the evacuation order. No refund will be given for a voluntary evacuation or any other storm warning.
RIGHT OF ENTRY
The property owner, Crystal Shores or its representatives reserve the right to enter premises during tenancy to inspect, make repairs, or show property for sale.
TRANSFER OF PROPERTY BY OWNER
Occasionally, one of our rental properties will be sold after reservations have been made and confirmed. In the event that property ownership transfers to a grantee, the tenant will be protected prior to occupancy as follows:
• If the vacation rental is to end 180 days or less after the date the grantee’s interest in the property is recorded, a tenant has
the right to enforce the vacation rental agreement against the grantee of the property. If the grantee chooses not to honor
the agreement, the tenant is entitled to a full refund of any payments he or she has made.
• If the vacation rental is to end more than 180 days after the recordation of the grantee’s interest in the property, the tenant has no right to enforce the terms of the agreement unless the grantee agrees in writing to honor the agreement. If such transfer of ownership occurs, tenant will be notified in writing of the change and any other pertinent information regarding the reservation and any transfer or refund of advance payments.
FAIR HOUSING LAWS
Crystal Shores shall conduct all activities in regard to this agreement without respect to race, color, religion, sex, national origin, handicap or familial status.
INDEMNIFICATION CLAUSE
Crystal Shores and owner shall be indemnified and held harmless against any liability for personal injury or personal property damage sustained by any person (including tenant’s guests) as a result of any cause while on the premises of the rental property.
